Star Thing Valley

Large land.

We also buy large tracts, including land near power lines and substations. Here's how it differs from our standard purchase.

What we buy

Large tracts of land in the 25 states where we buy, usually 100 acres or more near an electric substation or high-voltage line. Developers of data centers, industrial sites and power projects look for land like this. Smaller parcels go through our standard purchase.

Why it takes longer

Before buying large land, a buyer usually studies how much electric capacity the utility can provide, zoning, environmental and wetlands issues, access and title. Those studies can take months, not the 14 business days in our standard contract.

How the agreement works

For large land we agree in writing on a longer study period (like our inspection period, but longer), set for each property. We may pay an option fee or larger earnest money for that longer period. The amount, the length of the period and what happens if we don't buy are written in the agreement you sign, and nothing is binding until every owner and Star Thing LLC sign it.

Who buys

We may buy the land ourselves, with a partner, or assign our contract to a developer or fund, who would then close with you through a title company or attorney. If we assign, Star Thing LLC is released and you deal with the new buyer.

What power access is worth

It depends on the utility's available capacity, the distance to a substation or transmission line and the timeline to connect, and only studies can show it. A power line on a small lot can lower its value. We don't appraise property, and our price is an as-is investor price.

Tell us about your land

Use our offer form and answer the power question. Include the acreage and the parcel number if you have it.
