Privacy Policy
What we collect, why, who sees it, and how to control it. Effective October 24, 2026 · Last updated October 26, 2026The short version
- We don't sell your personal information, and we don't share it for targeted advertising.
- We use your information to talk with you about your property, make an offer, and close a sale if you choose to sign.
- Some people need to see it to close a sale: the title company, escrow company or closing attorney, and, if we assign or partner on your contract, the investor or affiliated company buying your property. Part 4, Who we share it with, has the details.
- You can reply STOP to any text to opt out.
- You can ask to see, correct or delete your information. Depending on where you live, state law may give you more rights.
Who we are and what this covers
Star Thing Valley is the real estate investment brand of Star Thing LLC, a Delaware limited liability company ("we," "us"). This policy covers personal information we collect through starthingvalley.com, our forms, phone calls, text messages, emails, and messages on listing sites such as Zillow, when we talk with property owners about buying their property.
It doesn't cover the separate privacy practices of title companies, attorneys, listing sites, or investors, who have their own policies.
Information we collect
What you give us
- Your name, phone number, email and mailing address.
- The property's address and details you share: condition, photos, occupancy, liens or mortgages you tell us about, and your asking price.
- The content of your messages, form entries, emails and calls with us.
- Information in a purchase agreement you sign, such as the names of all owners and your signature.
- Documents that show who can sell the property, such as death certificates, wills, and probate or court papers.
What we get from other sources
- Public records: county deed, tax and parcel records, such as ownership, assessed value and lot size.
- Listing sites: information in a public listing you posted, and messages you send us there.
- Our investor partners and title company: information they learn while evaluating or closing a sale, such as inspection notes or title results.
What's collected automatically on our website
- Basic technical information your browser sends, such as IP address, browser type and the pages you visit, which our website host, Cloudflare, records to run and secure the site.
- If you send us the offer form and our form system is switched on, we also save how you found our site with your request: the first page you visited, the name of the website that sent you, any campaign tags in the link, and the page you sent the form from. Your browser keeps this only until you close the tab. It isn't a cookie, and it's sent to us only if you submit the form.
- When you send us the offer form and our form system is switched on, we also keep your IP address and browser details with your request, to prevent spam and fraud and as a record of your request and any consent you gave.
- Anonymous page statistics. Our own server counts, per day and page, how many times pages are viewed, how far down people scroll, which links and buttons are clicked, how long a page stays open (in ranges such as 1 to 3 minutes), and how often the offer form is started and sent. These counts don't include anything you type, and we don't store cookies, identifiers, your IP address or browser details with them (our server checks them for a moment to block abuse, then discards them). If your browser sends a Global Privacy Control or Do Not Track signal, nothing is counted. We keep the daily counts for about a year.
- Your state, for a page suggestion. Our website host, Cloudflare, tells our server which U.S. state a visit appears to come from, based on the IP address. We use it only to suggest our page for that state at the top of the home page. We don't store it.
What we don't ask for
We don't ask for your Social Security number, bank account, or government ID through our website, texts or email. If a closing needs that information, the closing agent collects it directly from you. We don't ask for health information, so please don't include it in forms or messages. Documents such as death certificates may include it; we use those documents to confirm who can sell the property and to close. We don't collect biometric information or precise location from your device.
How we use it
- To reply to you and talk about your property.
- To research the property and prepare an offer.
- To prepare, sign and carry out a purchase agreement, including inspections, title, assignment and closing.
- To include the disclosures your state requires.
- To keep records of our agreements, consents and opt-outs.
- To keep our website and accounts secure and prevent fraud.
- To meet legal, tax and accounting obligations, and to protect our legal rights.
We use writing and productivity tools, including AI writing assistants, to help us draft and organize messages.
Who we share it with
We share personal information as described here.
- Investor partners and assignees. If we buy your property with an investor or an affiliated company, or assign your contract to one, we share the property details, photos, price, the purchase agreement (which includes the owners' names and signatures) and the information needed to schedule inspections and closing. We share these details with investors after a contract is signed.
- Companies that market assignment contracts to investors, and the investors they reach, after you sign: the property address, photos, price and property details, and a copy of the signed purchase agreement, which includes the owners' names and signatures and any contact details written in it. (In Idaho, we don't share property details with investors or marketers before we close.)
- Title companies, escrow companies and closing attorneys, to check title and close the sale.
- Service providers that help us run our business, such as our business phone and texting provider, email provider, website host (Cloudflare, which also runs our spam check and stores form submissions; our email provider sends us an alert for each one. If our form system is unavailable, the form opens your own email app to send your request to us), form and e-signature tools, cloud storage, and AI writing tools.
- Address lookup. When you type or pick an address, our server looks it up with Photon (run by komoot, using OpenStreetMap data) and the U.S. Census Bureau's address service, to confirm it and find the county. Your IP address isn't sent to either one. When an address is found, your browser loads map images directly from OpenStreetMap, which can see your IP address.
- Our professional advisors, such as lawyers and accountants, under a duty of confidentiality.
- When the law requires it, such as a valid subpoena or court order, or to protect someone's safety or our legal rights. The closing agent may report the sale to the IRS and other government agencies as the law requires.
- In a business transfer, such as a merger or sale of our business.
We do not sell personal information or share it for cross-context behavioral advertising. If you sign a contract that lets us assign it, we give the buyer the contract and the details needed to close, as you direct.
Texts and phone calls
These are our SMS terms. Program: Star Thing Valley property messages, from Star Thing LLC, about your property and any agreement with us. For help, reply HELP or email [email protected].
- Consent to receive texts is not a condition of selling your property.
- No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties, except our texting service provider to deliver messages.
- Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Carriers are not liable for delayed or undelivered messages.
- We may record phone calls for our records. If we record a call, we tell you at the start of the call, that announcement is part of the recording, and we ask if that's OK. If you ask us to stop recording, we stop.
We email you about your property and any agreement. We also send outreach emails to property owners about selling their property. You can stop outreach emails by replying "unsubscribe."
Investors and buyers. If you buy real estate, we may email you about signed purchase contracts we can assign or properties we buy with partners. We get investor contact details from public business listings and websites, referrals, and messages you send us. We keep your name, company, email, phone and the kinds of property you buy, and use them only to send you these opportunities and to close a sale. We don't sell them. Reply "unsubscribe" to stop; we keep a record of your request so we don't email you again. We keep other investor contact details for 24 months after our last contact with you.
Cookies and browser signals
Our website uses only the cookies needed for it to work. Our website also uses your browser's session storage to remember how you found the site, as described above. We don't use advertising cookies, tracking pixels, or session-recording tools. We use Cloudflare Web Analytics to count visits and measure page speed. It doesn't use cookies and doesn't follow you across other websites.
No third party collects information about your online activities across other websites through our site.
Cloudflare's security and bot-detection script runs on our pages and may set a short-lived security cookie; it isn't used for advertising.
Do Not Track: our website does not currently respond to Do Not Track browser signals.
Your rights
Depending on where you live, state law may give you the right to know what personal information we have about you, get a copy of it, correct it, delete it, opt out of certain uses, and appeal our decision on a request. You can withdraw consent to texts or calls at any time.
How to make a request
Email [email protected] with "Privacy request" in the subject, or call or text (917) 920-5868.
We may verify your identity using information we already have, such as by contacting you at the phone number or email we have on file. Where the law allows, you can use an authorized agent; we may ask the agent for your signed permission and confirm it with you.
Limits: we may keep information we're legally required to keep, such as signed contracts and closing records, or that we need to honor your opt-out.
Appeals: where the law provides a right to appeal, reply to our decision with "Appeal" in the subject. If you're not satisfied, you can contact your state attorney general.
We reply to access, correction and appeal requests within 45 days, and we log each request with its date and outcome.
How long we keep it
We keep IP address and browser details for 12 months, requests that don't lead to a signed contract for 24 months, and contract and closing records for 5 years after the sale closes or the contract ends. Then we delete your personal details. We keep information longer only where the law requires it, such as tax and accounting records, or where we need it to honor your opt-out.
Outreach records (contact details from a public listing and our messages to you) are kept for 24 months after our last contact, except opt-out entries, which we keep at least 5 years.
If you ask us to delete your information sooner, we do the same thing early. In both cases we keep a record that a request was made, which state it came from, whether you agreed to texts and calls, the exact wording you agreed to and when, and a coded, non-readable fingerprint of your phone number, email, address, IP address and browser details. The fingerprint is made with a secret key, so it can't be turned back into your details, but it lets us check whether details someone gives us match the consent record. We keep this record so we can prove what consent was or wasn't given.
How we protect it
We use safeguards such as encrypted connections (TLS) for our website and email.
No system is perfectly secure. Data breaches are handled as the law of your state requires.
Children
Our services are for adult property owners. We don't knowingly collect personal information from anyone under 18. If you think a child has given us information, contact us.
Where your information is stored
We and our service providers store information in the United States. If we assign your contract to our affiliated company in Canada, it keeps a copy of the contract and closing papers in Canada. Our team members, contractors and some investor partners outside the U.S. may access information for your transaction.
