Compare what you'd keep.
Type your own numbers to see, side by side, what you might keep if you list with an agent and if you sell to us. We don't suggest a price for either column: you enter the prices.
Nothing you type here leaves your browser. The math and answers are worked out on this page. We don't save, send or track what you type, and it's gone when you close or reload the page.

- Our column uses our contract: no commission, we pay all closing costs (Section 11), no repairs (we buy as-is), and any mortgage, liens and unpaid taxes are still paid from your proceeds at closing.
- If our inspection finds things we didn't expect, we may ask for a lower price. You don't have to agree.
- Property taxes, owners' association assessments and rents are prorated to the closing date (Section 11). This estimate leaves prorations, income taxes and moving costs out.
- If a seller isn't a U.S. person for tax purposes, federal law (FIRPTA) may require part of the price to be withheld for the IRS at closing.
